Dallas · Listing & staging

6537 Trammel Drive

A new build on a street of new builds. Same builder, same finishes, and another one for sale two doors down. Our job was making this the house buyers remembered.

Living room with fireplace, staged with art, greenery, and a leather sofa

The brief

Same builder. Same street. Make it the one.

The custom builder behind 6537 Trammel had a few homes for sale on the same street, including one two doors down from our client. Similar plans, similar finishes, and the same buyers touring both on the same weekend.

The house was already beautiful. The question was why a buyer would remember this one.

So we layered it. Textures, pieces at different sizes and heights, and a mix of materials, so every room told a little more of the story than the last. And it started outside, before anyone reached the front door.

The layers

It's never just one thing.

Selling a home is a lot of small decisions, layered on purpose. Here's what went into this one.

Inside

  • Large-scale artwork, sized to the rooms
  • Mixed textures and materials: wood, linen, ceramic, metal
  • Styling at different heights, so the eye keeps moving
  • Gold shelves along the fireplace for symmetry
  • Fresh flowers for pops of color
  • Every room styled for photo day

Outside & the open house

  • The front of the house staged to welcome buyers in
  • The only custom pool among the homes for sale on the street, shown as a destination
  • An open house built around an experience
  • A yoga instructor on site to talk about the home as a place for serenity

The open house

Buyers don't remember square footage. They remember how a place felt.

So we didn't run a standard open house. We brought in a yoga instructor to talk about the home as a place to slow down, and we made sure every buyer made it to the backyard. It had the only custom, resort-style pool among the homes for sale on the street, and we wanted them picturing themselves in it.

The detail

The buyers asked to keep the shelves.

We added gold shelves along the fireplace to dress up the wall and balance the room. The couple who bought the house asked for them to stay. That's the test we use: when a buyer wants to keep the staging, it did its job.
